Rules of procedure




The apartment you rent has a maximum capacity of 6 people + 2 babies.
It comprises a living/dining room/kitchen on the first floor, a bathroom with toilet and a bedroom, and a bedroom, bathroom with toilet and laundry room on the first floor.
The apartment is rented for a period defined at the time of booking, at the rates communicated to you in the rental contract.

I/- Tenant identification


The person reserving the rental for a given period is the "responsible" tenant. This person must be at least 18 years old and not under guardianship. Under no circumstances may the rental agreed between the parties benefit, even partially, a third party, whether an individual or a legal entity. Any breach of this obligation is liable to result in immediate termination of the rental agreement to the detriment of the tenant, with the proceeds of the rental remaining the property of the owner.
Sub-letting is strictly forbidden, even free of charge, on pain of immediate termination of the contract, and subject to legal action. The rented premises are for temporary residential and vacation use, excluding any professional, commercial or craft activity of any kind whatsoever.

II/- Access and circulation


L'Océan des Landes is open all year round for seasonal rentals.
Tenants are free to move around the property day and night, while respecting their neighbors.


1) Means of access


On arrival, you will be given a set of keys to the apartment. Use of the keys is strictly exclusive to the tenant as defined above. Under no circumstances may the keys be reproduced or entrusted to anyone else. In the event of loss or damage, a new set of keys will be invoiced by L'Océan des Landes to the tenant.


Only the owners of L'Océan des Landes may install or change the locks on the apartment.


Access to the apartment and L'Océan des Landes facilities is authorized only for the persons listed on the rental contract. Unless otherwise authorized by the owner, no one other than the tenants may have access to the apartment and L'Océan des Landes facilities.


When leaving the apartment, you are required to lock the premises and the gate. Should you fail to do so, you will be held responsible for any theft, damage or other material loss, which will be billed to you. The owners decline all responsibility in the event of theft or damage to your personal belongings.

2) Traffic regulations


Vehicles may only be parked in the spaces provided for this purpose. Parking spaces are reserved for passenger vehicles in working order and insured.


Please park bicycles in the parking lots and do not lean them against the walls.


Mechanical work is forbidden in the parking lots, surrounding areas, green spaces and lanes....


Car traffic is limited to 10 km/hour. Honking horns and squealing tires are prohibited.


III/- Respect and safety of property and persons


The tenant agrees to :


  • No smoking in the apartment. Cigarette butts outside must be collected.
  • Keep the apartment clean and in good condition. The equipment must be in the same condition as it was when the tenant arrived (as shown on the photo provided at the time of the inventory of fixtures).
  • Not to receive or accommodate strangers without the owners' agreement
  • Not to hold religious events or gatherings
  • Respect the neighborhood by limiting noise pollution (especially after 10 p.m.), in particular by adjusting the volume of equipment (radio, television, hi-fi system, etc.) and musical instruments so as not to disturb neighbors.
  • Do not move furniture or bedding outside the house
  • Report any damage


The following are forbidden on L'Océan des Landes premises:


  • Any act of violence or verbal or physical harassment
  • Drunk driving
  • Bicycles or motorized two-wheelers in accommodation
  • Possession of dangerous or illicit objects
  • Any act of commerce


Tenants are responsible for their own safety. For the safety of tenants, it is strictly forbidden to climb over windows.


Access to the roof terrace from upstairs windows is STRICTLY forbidden. The owners decline all responsibility for any breach of this rule, in the event of an accident. Any damage caused as a result of a breach of this rule will result in the non-return of the full deposit.

IV- Damage


Any damage to the interior or exterior of the apartment is the direct responsibility of its occupants
occupants, who must compensate the owner for any damage caused. To this end, an inventory of fixtures will be drawn up on the arrival and departure of the tenants. The tenant must report any damage immediately. The cost of repairs may be deducted from the security deposit if the tenant is responsible.


V- Household waste


Garbage cans are available in the apartment, as are sorting bins on the terrace. It is your responsibility to empty the bins into the appropriate containers. A garbage bin is available at the entrance to the site. Containers for glass, cardboard, plastic, paper and cans are freely available on the Chemin du Houdin.


VI- Pets


Pets are tolerated in the rented premises only insofar as their presence does not cause disturbance or complaints from other tenants, and is not a source of damage or any kind of nuisance to the rented premises and their surroundings. Pets are not allowed outside the property unless they are on a leash. Pets must be tattooed, vaccinated and have an up-to-date vaccination certificate.


VII- Outside areas


Please ensure that all green areas, plantations, flowers and watering equipment are in good condition. Please water the flower boxes on the terrace regularly to maintain a pleasant outdoor atmosphere.
It is strictly forbidden to pitch a tent on the property.
It is forbidden to light fires on the property.


VIII- Swimming pool


The swimming pool is reserved for tenants. It is accessible during opening hours only. The pool is not supervised. For safety reasons, please keep the pool gate closed. Children under 12 MUST be accompanied by a responsible adult.
Please note that at all times, children's safety is the responsibility of their parents, who are civilly and criminally liable, even when using the facilities provided

HOUSEHOLD MEMO on handover of keys




In order to leave the apartment in the same state of cleanliness as when you moved in, please follow the instructions below.


Vacuum the entire apartment and wash the floors.


Windows and mirrors are not your responsibility.


Kitchen / Living room / Dining room :
- Crockery, cooking utensils, dishes and other small equipment must be clean and arranged
as shown on the photo in the entry inventory
- Clean and defrost refrigerator and leave door ajar
- Empty garbage can
- Clean oven
- Clean hob with household cleaner supplied
- Clean microwave
- Wash floor and baseboards
- Wash tables
- Clean dishwasher
- Clean coffee maker and toaster and empty kettle
- Clean sink, worktop and credenzas
- Empty vacuum cleaner
- Empty and clean sorting bins


Bedrooms:
- Leave mattress protectors in place
- Arrange bedspreads at end of bed
- Check closet interiors and doors for cleanliness
- Clean floors and baseboards
- Check bedside tables for contents and cleanliness


Bathrooms:
- Clean shower cubicle (door and walls)
- Empty waste garbage can
- Clean washbasin, check inside cupboard
- Clean toilets
- Clean floor and baseboards


Laundry room:
- Check washing machine and clean if necessary
- Clean floor and baseboards


If the apartment is not returned in accordance with the memo sheet, we will be obliged to deduct the cleaning costs from your deposit as follows:


Broken crockery: 3€ per item
Hotplates: 20€ per item
Dishwasher: €20
Broken bed slats: €20
Microwave oven: €30
Oven: €60
Refrigerator: 60€

In the event of flooding :
Turn off the tap in the ground-floor bedroom cupboard.


In the event of a power cut:
Check the main circuit breaker in the cupboard between the bathroom and the ground-floor bedroom.
